About this property

A deeded piece of Utah’s wide-open Escalante Valley, an hour and a quarter from Cedar City and the gateway to Utah’s national parks, for $1,195, with owner financing available and no credit check. Out here the sky is the main event: long desert views by day, the Milky Way at night, and public land in every direction for riding, shooting and hunting. This 0.21-acre strip in Garden Valley Ranchos is one of the lowest-cost ways to put your name on a deed in the rural West.

At $1,195, with owner financing available, it’s a simple way to start owning land, hold a piece of rural Utah, or add a parcel to your portfolio. Property taxes are about $10 a year.

Why the Escalante Valley

  • Growth next door. Iron County is one of Utah’s fastest-growing counties: about 67,000 people in 2025, up 17% since 2020 and 2.4% in the last year alone. Cedar City has grown to nearly 42,000 and is home to Southern Utah University (more than 15,000 students) and the Tony Award-winning Utah Shakespeare Festival.
  • Utah’s parks within a day. Cedar Breaks National Monument and Brian Head Resort (skiing in winter, lift-served biking in summer) are about 2 hours away, Zion National Park about 2½ hours, Bryce Canyon about 3, and Great Basin National Park about 3½.
  • Public land all around. BLM ground surrounds the valley for OHV riding, target shooting, and mule deer and pronghorn hunting.
  • Water and fishing. Newcastle Reservoir is 26 miles away and Enterprise Reservoir about 45, both popular for fishing and boating.
  • Farm country and dark skies. The valley sits at about 5,100 feet, with alfalfa circles, cattle ranches and the Union Pacific main line, four real seasons, and some of the darkest night skies in the Lower 48.
  • History close by. Modena, a railroad-era town 4 miles west, and the Mountain Meadows historic site 37 miles south.

What’s nearby (driving from the lot)

  • Beryl Junction (Highways 56 and 18): 16 miles, with fuel and diesel pumps. Escalante Valley Elementary School: 17 miles.
  • Enterprise: 28 miles, about 45 minutes. Carter’s Market grocery and deli, two gas stations, Bracken True Value hardware, Joe’s Main Street Grill, a post office, elementary and high schools, and the August Corn Fest.
  • Newcastle: 23 miles. Panaca, Nevada (small market and school): 33 miles. Pioche, the historic Nevada mining town: 45 miles.
  • Cedar City: 53 miles, about 1 hour 15 minutes. Walmart, Smith’s and Lin’s, big-box shopping, Cedar City Hospital (its emergency department recently doubled in size), Southern Utah University and Cedar City Regional Airport.
  • St. George: 66 miles (1½ hours). Las Vegas: 185 miles (3½ hours). Salt Lake City: 300 miles (5 hours).
  • Plan on about 30 minutes for fuel and 45 for groceries. This is remote country, which for many owners is exactly the point.

How this price compares

  • Full-size lots of an acre or more in Garden Valley Ranchos are listed at about $4,500 to $7,000. (Utah doesn’t publish sold prices.)
  • This 0.21-acre strip is a fraction of that at $1,195.

What to know before you buy

  • The parcel is legally described as the east one-tenth of Lot 135, Garden Valley Ranchos Unit 1 (Iron County parcel number E-1714-0012-0000, account 0219227): a narrow strip roughly 32 feet wide by 310 feet long. Check the map and boundary photos.
  • Recent aerial imagery shows an unpaved road just north of the parcel. We haven’t confirmed legal or year-round access.
  • No utilities are known to be connected.
  • Water: there is no well or water on the lot, and water is harder to get here than in many places. The lot is in the Beryl-Enterprise groundwater area of the Escalante Valley, where the Utah Division of Water Rights approves no new water appropriations under a groundwater management plan adopted in 2012. A new well would need an existing water right moved onto the lot with a change application. The Division’s Southwest Regional Office in Cedar City can explain the options.
  • Zoning: R-2 (residential). Iron County’s zoning map places the lot in the R-2 zone, a single-family residential district with a two-acre minimum lot size, a 200-foot minimum width and 30-foot setbacks (Iron County Code 17.16.040). This parcel is 0.21 acre and about 32 feet wide. The code lets an existing legal lot that is smaller than its zone’s minimum use the setbacks of a zone that fits its size; for a lot under half an acre that means 25 feet in front, 15 feet in back and side setbacks totaling 20 feet. On a strip about 32 feet wide that leaves little room to build, and because the parcel is a one-tenth share of a platted lot, the county decides whether it qualifies as a building lot at all. On its own it is best suited as an add-on to a neighboring lot, a low-cost first parcel, or a place to hold. Confirm any building or camping plans with Iron County Building and Zoning, (435) 865-5350, before you buy.
  • Property taxes are about $10 a year ($10.32 for 2026). The county’s 2026 market value for the parcel is $1,375.
