Buying from us
Do you really own the land you sell?
Yes. Every property on our site is owned by us, so you buy directly from the owner with no agent or commission in between.
How do I buy a property with cash?
Choose “Buy with Cash” on the listing or send us a message. We’ll confirm the property is available, then open a closing with an independent title company, which holds your funds in escrow and records your deed.
Who handles the closing?
An independent title company handles closings, so your money is held in escrow and the deed is recorded properly. If you choose not to buy title insurance, we can talk through other closing options.
Can I visit the property before I buy?
Absolutely, and we encourage it. Each listing has GPS coordinates and a map. Ask us if you’d like help finding it.
Owner financing
Do you check my credit?
No. We own the land and finance it ourselves, so there’s no credit check.
When do I get the deed if I finance?
At closing. The land is in your name from day one. We hold a lien, just as a bank would, and release it when you make your final payment.
Can I pay off my loan early?
Yes, at any time, with no prepayment penalty.
What are your financing terms?
Terms can vary by property. Choose “Ask About Financing” on any listing and we’ll send you the full terms in writing, including the price, down payment, monthly payment, interest rate and any fees.
Why is paying cash cheaper?
When you finance, you pay over time, which costs more in total. Paying cash gets you our lowest price.
About the land
Can I build on the land or put a camper on it?
That depends on the county’s zoning and rules, which are different everywhere. Each listing shows the zoning, and we recommend confirming your plans with the county before you buy. Ask us and we’ll share what we know.
Does the land have power, water or road access?
Each listing shows road access and utilities as we understand them. Many vacant parcels don’t have utilities connected yet, so please check the listing and ask us about anything that matters to you.
Who pays the property taxes?
Once the land is yours, the property taxes are yours too. Each listing shows the most recent annual tax amount we have.
